Initially, we will provide you with a comprehensive digital video tour that offers a guided walkthrough of both the interior and exterior of the property. If you would like to view the property in person, please contact our Peterborough office to arrange a viewing.

Starting from June 1st, 2019, with the introduction of The Tenant Fees Act 2019, we are no longer able to charge tenants referencing fees or tenancy administration fees. The application process for renting a property is now free and straightforward, utilizing the online Vouch system. All individuals aged 18 and above will need to complete a Tenancy Application form and be named in the Tenancy Agreement. We will conduct reference checks, including a credit check, verification of current employment, contacting previous landlord/letting agent, and if self-employed, reviewing accounts and income details.

Tenancy Agreement

Our standard RICS Assured Shorthold Tenancy Agreements typically span either six or twelve months, depending on the circumstances of both parties. The Tenancy Agreement will provide detailed terms and conditions for your tenancy, including any special conditions specific to the property. A Schedule of Condition, outlining the property's condition, will be included in the agreement. It is important to promptly notify us of any observations upon initially entering the property, as the Schedule of Condition will serve as the basis for any claims for damages at the end of the tenancy.

Rental Payments

The first month's rent, along with the deposit, is payable in advance. All future rent payments are made in advance via standing order, either directly to our Client Account or to the landlord if we do not manage the letting.

Security Deposit

For all Assured Shorthold Tenancies, we protect the deposits through The Dispute Service (TDS). We hold the equivalent of 5 weeks' rent as a stakeholder on behalf of landlords and tenants. Any issues arising at the end of the tenancy will be referred to TDS for independent arbitration.

Tenant Obligations

Throughout the tenancy, tenants are responsible for utility payments and council tax charges, as well as the general maintenance of the property. Tenants are required to adequately heat and ventilate the property to prevent the accumulation of mold and mildew on cold surfaces.

Property Visits

All properties under our Full Management service undergo periodic inspections. These visits serve to assess the property's condition and allow tenants to provide feedback on any necessary repairs or maintenance issues.

Tenant Fees

In addition to paying the rent, you may be required to make the following permitted payments during the tenancy:

Payment of up to £50 (including VAT) if you wish to make changes to the tenancy agreement.

Payment of interest at a rate of 3% over the Bank of England base rate for late rent payment.

Payment of up to £50 (including VAT) for reasonable costs incurred due to lost keys.

Payment of any unpaid rent and the landlord's reasonable costs associated with early termination of the tenancy agreement.
